How do you rebuild my house?

This is the Unlevered Geospatial Model. Cost seg starts with one idea: price out your home for what you paid, as if you were rebuilding it today. We took that literally, and built the home in 3D. It lets us measure the actual walls, so we can assign value at a granular level. And it lets us confirm what's defensible: the work an owner had done, the changes we observe, and more. Take Timber Ridge at Sea Ranch. A 1969 home, bought in 2024, then remodeled and furnished for guests.

We model it from the home's own records and photos. Room by room, from the main floor, up to the loft, and out to the deck.

Then every part is tagged with its tax life, its photo, and what was spent. In the kitchen, the base cabinets were kept and only the fronts were replaced, so they stay five-year. The range is five-year too. In the hall bath, the cabinet was designed like furniture, so it's five-year. Up in the loft, our inventory system tags every furnishing and investment. The twin beds, the display table, and the Hay Mags ottomans each get their own tag. Outside, we even identify and price the plants, based on what was replaced. This rhododendron is fifteen-year. We know how old each building system is, and whether the roof is in good shape. On the upper deck, the redwood surface is fifteen-year site work, about $6,700, backed by the owner's own photos. And the lower hot-tub deck adds about $6,800 more.

Because the home was remodeled, we also read what changed. Each part that came out is matched to the part that replaced it. The basis left in those removed parts is written off this year. Here, that's over $250,000.

For this study, we ran over 5,000 combinations to identify defensible deductions. Then we keep the biggest deduction the record can prove. In year one, that's over $600,000.
