The property equation

The property equation is how Unlevered rebuilds a property from incomplete evidence. Each source — a floor plan, a photograph, an assessor record, an invoice — is a partial constraint on the same physical structure. The system resolves those constraints together into the single most probable arrangement of rooms, surfaces, systems, and components, rather than asking a model to imagine a house from a folder of photos.

Fragmented evidence, resolved as constraints

A photograph carries a great deal of geometry, but on its own it cannot say where a thing sits in the property. Unlevered reads each image in the context of the known geometry. One photograph establishes that a room holds a fireplace, built-in cabinetry, a particular floor, a sliding glass door. Another shows what lies beyond that door, which rooms share a wall, how a room meets a hallway.

Individually the observations are incomplete. Together they become constraints, and the system resolves them across the whole property to find the most probable arrangement of rooms, surfaces, systems, and assets. This matters most where a single image is ambiguous: a bathroom photograph may not reveal whether it is a full bath, a half bath, or part of an adjoining room. Fixture evidence, adjacency, property records, and additional imagery resolve the classification together. The result is not one model's guess. It is an evidence-constrained reconstruction.

Geometry is a validation system

A reconstruction does more than describe the house. It tests whether independent observations can physically coexist, and surfaces the contradictions before they reach the analysis.

Every reconstruction mixes directly observed facts, derived facts, and open assumptions. Unlevered keeps them distinct, so every spatial inference traces back to the evidence under it.

Most properties never have a complete drawing set. The property equation treats every available source — assessor records, MLS listings, floor plans, photographs, aerial imagery, invoices, and client facts — as a partial constraint on the same structure. A photograph shows a room holds a fireplace and a sliding door; another shows what lies beyond that door and which rooms share a wall. Individually incomplete, together the observations resolve into the most probable physical arrangement.
How does geometry catch errors?
The spatial model tests whether independent observations can physically coexist. If the assessor reports 2,400 square feet but the reconstructed rooms imply 3,100, the gap has to be resolved. If two rooms occupy one location, one assumption is wrong. If a modeled staircase does not reconcile with the elevation between floors, the geometry is revisited. Geometry becomes a constraint system that surfaces contradictions before they reach the engineering analysis.
How does Unlevered keep evidence separate from assumption?
Every reconstructed value is marked by how it is known: measured (a source shows it directly), derived (calculated from named inputs), inferred (supported but not directly shown), or assumed (a declared fallback). A dimension on a floor plan is never treated the same as one estimated from a photo, and unknowns stay unknown rather than being filled with a plausible guess.
